Getting Started
Building a new
custom home is one of the most important decisions and largest financial
investments you may ever make. It is important to take the time to learn and
understand how the building process works, so the end result is the home you
want and in the timeframe you expect.
Find out how much you can afford. A
lending institution can help you determine the amount of mortgage your
budget will allow. Choose the location you want to build. Whether you find a
lot in one of our existing communities or you have property of your own,
there are many factors to consider. I can help you find the lot that is
right for you.
Know What You Want
A good way to get an idea of what
you want is to make a list. Break your list down into needs, wants, and
wishes. That will also be your priority guideline when making your final
decisions.
Attend open houses and tour homes
similar to what you want. Look at architecture, colors, special features,
room sizes, window and door placements, plumbing fixtures, cabinetry and
more. Use your list for this. Look through house plan books and magazines
available on newsstands, at book stores, and at your local library and the
internet..
Create your own home notebook.
Include the list you create, any photographs you took, and notes you’ve
made. Add magazine clippings; include exteriors of homes, floor plans,
fixtures, floor coverings, and more. The more preparation you do beforehand,
the easier the process will be for both you and us so we can better
understand what you want to build.
Designing a House Plan
We have home plans you can choose
from or you may bring your own plan to us. Once the house plan is chosen,
the design process begins.
After the planning is complete,
and you approve any changes or the sketch, if this is a plan we are making
for you, the designer will prepare drawings made to scale and outline
materials and room finishes. With your approval of this stage, a detailed
floor plan, including specifications, is prepared. These documents will be
used by us to build your home and will become part of the building contract.
Choosing Your Builder
Choosing the right builder can
save you hundreds and even thousands of dollars in the long run and is a
crucial step in the building process. Not only must the builder be competent
but knowledgeable on the latest in homebuilding codes. It must be someone
you can communicate with comfortably as building a custom home involves many
decisions and discussions of options.
